Oceanside: steady demand and modest price growth

Oceanside recorded more closed sales than last July, while the median sales price increased modestly and marketing time was nearly unchanged. That looks more like steady demand than a dramatic shift. Sellers still benefit from thoughtful preparation and pricing, while buyers should expect well-positioned homes to receive attention.

Vista: more closings, but a different mix of sales

Vista had more closings and slightly faster marketing time, while its citywide median sales price was lower. Homes still averaged above list price. That combination is a good reminder that the median can move when a different mix of property sizes, conditions, or price ranges closes from one year to the next.

Carlsbad: stronger volume with more negotiation

Carlsbad saw substantially more closings and a higher median sales price, but homes took slightly longer to sell and the average sale closed at a lower share of list price. Demand was active, yet sellers still needed to meet the market rather than assume every home would command its asking price.

What stood out across the rest of North County?

Several markets recorded stronger activity. Poway, Valley Center, Del Mar, Rancho Bernardo, Fallbrook, and Solana Beach all had more closed sales than in July 2025. Poway also paired higher sales volume with faster marketing time and an average sale slightly above list price.

Coastal medians require context. Cardiff and Del Mar posted large increases in median sales price, but those cities had only 11 and 16 closings, respectively. In smaller markets, just a few high-end sales can change the monthly median considerably.

Some buyers found negotiating room. Carlsbad, Fallbrook, San Marcos, and Solana Beach all had lower list-to-sales ratios than a year earlier. That does not mean every seller discounted; it means property condition, presentation, and initial pricing likely played a meaningful role.

Lower medians do not automatically mean every home lost value. Vista, San Marcos, Escondido, and Rancho Bernardo recorded lower year-over-year median sales prices. A median describes the middle closed sale, not the appreciation or depreciation of a particular home.

What July may mean for sellers

There are still buyers in the market, but they are paying attention. A strong launch matters: accurate pricing, appropriate preparation, good presentation, and a plan for the first few weeks can make a meaningful difference.
