Look beyond the monthly dues.

Ask for the current association budget, reserve study, insurance information, meeting minutes and any assessment notices. Identify whether both a master association and a separate community association apply. Compare what each maintains and what remains your responsibility. Have appropriate professionals explain anything unclear.

Give the location a real-world test.

Try your usual routes at relevant times of day. Visit the outdoor places you expect to use and confirm public access, entrances and posted restrictions. Check school assignments for the property with the district directly. Resort or golf proximity does not include membership or access.

Check the property’s own record.

Review disclosures, inspections, title information and available permit records. Ask about additions, drainage, roofs and significant systems. A community guide provides context; the property’s condition, obligations and suitability require their own review.

Compare the total picture.

Alongside the purchase price, discuss property taxes and any special assessments, insurance quotations, association charges and maintenance with the relevant professionals. Use current documents for the home rather than an old neighborhood fee estimate.
