Where our Aviara boundary comes from

The map uses the City of Carlsbad’s published Neighborhood dataset, feature NAME = AVIARA (OBJECTID 11), downloaded September 27, 2026. The coordinates are preserved from the city’s GeoJSON export in WGS84. We have not drawn or expanded the boundary.

The city describes this dataset as neighborhood geography developed by GIS and Housing/Neighborhood Services with Carlsbad Citizens Academy input, considering roads, census geography and ZIP codes. It is a neighborhood reference, not a survey, parcel determination, HOA boundary or legal Master Plan boundary.

How listing coverage works

The server checks listing coordinates against this same polygon, including any interior holes. Records without usable coordinates are not included. Address-restricted records have no address, photo or map marker displayed. Availability, permissions and attribution are checked before display. Result counts describe loaded matches, not a complete market inventory. Map markers for homes represent the current loaded results only.

Landmark pins represent approximate geocoded locations for orientation, not access points, property boundaries or representations of affiliation. Resort access is subject to each operator’s rules.

Place and community sources

Community directory

The directory includes 20 community names cross-referenced against published local real-estate directories. These names are useful for orientation; they do not certify membership in the Aviara Master Association or establish subdivision boundaries. Each name links to an introductory guide. Street references come from the cited local directories or published property records; they are orientation aids, not government-certified subdivision boundaries. Current dues, school assignments, inventory totals and promised views are intentionally not inferred from those sources.
